On Providence’s historic College Hill, we renovated a three-unit property, reimagining it as contemporary rental housing within one of the city’s most architecturally significant neighborhoods. College Hill is home to some of Providence’s oldest buildings and institutions, and its streetscape of preserved homes and landmarks creates a uniquely historic backdrop. Against this setting, our goal was to bring a fresh, modern aesthetic to the interiors while respecting the building’s place in the neighborhood.

The project was a full gut renovation, giving us the opportunity to completely rebuild the structure and systems while preserving the exterior character that ties the property to its surroundings. Inside, however, the design takes a decidedly modern approach, with sleek finishes, open layouts, and a minimalist sensibility that sets it apart from the more traditional interiors common in the area. The contrast between the historic exterior and the crisp, contemporary interiors creates a compelling balance of old and new.

Every system was replaced, including plumbing, electrical, and HVAC, ensuring the property meets today’s standards for safety, efficiency, and long-term durability. The modernization went far beyond aesthetics, creating a building that performs to the expectations of today’s renters while maintaining its historical footprint on the street.

The finished result is three distinctive apartments that combine the prestige of living on College Hill with the comfort and style of modern design. By blending preservation with innovation, we delivered a property that honors the neighborhood’s past while looking toward the future.
